    Since February 1, 1992, sections 28 to 39 and 41 to 60, as well as Schedule D of this Regulation, are deemed to have been adopted under the Act respecting workforce vocational training and qualification (c. F-5).

This law was replaced on November 7, 2000 by the Building Act, with regard to buildings and facilities intended for public use, which are covered by Chapter I of the Construction Code, approved by Order in Council 953-2000 on July 26, 2000. This law was replaced on October 21, 2004 by the Building Act, with regard to passenger ropeways, and elevators and other elevating devices, which are covered by Chapter IV of the Construction Code, approved by Order in Council 895-2004 on September 22, 2004.

This law was replaced on January 1, 2006 by the Building Act, with regard to elevators and other lifts, which are covered by Chapter IV of the Safety Code, approved by Order in Council 896-2004 on September 22, 2004. This law was replaced on June 21, 2006 by the Building Act, with regard to public baths.

We can analyse with you any technical audit of the building done in connection with the reserve fund and this will help you determine the actual condition of the building.
We can comment with you the minutes of the condominium corporation meetings for the last few years as this will disclose signs of exterior and/or maintenance problems.

Make sure your inspector reviews the most recent status certificate to determine the general condition of the building and its’ potential deficiencies. Most importantly, determine if there is enough working capital in the condo reserve fund for immediate and/or future repair items and other contingencies without you being subjected to a new assessment and cash call.

Commercial

A regular inspector will not inspect large commercial or multifamily building. We are professional engineers and for us there is no problem to inspect building which will be to important for others inspectors to inspect.

More than that commercial inspection market exists and is completely separate from the residential inspection market. The goal of a commercial inspection is to provide the client with the information they need to enter into transaction negotiations with as much power in their possession as possible.

Also when commercial tenants leave the building there are inspections which are performed to insure that the space was kept in good conditions according with standards.

Multiplex
